The Propah POV
Research you can check.
Micro-market analysis, NRI answers and developer economics — AI-researched, human-judged, and written to be verified rather than believed. Every figure is attributed, and where sources genuinely conflict we say so instead of picking one.

The answers, newest first.
Each one is a question we are actually asked, researched at source and dated so you can see how current it is. If the answer you need is not here, tell us and you will get it directly.
What should a developer pay a channel partner in Bengaluru?
There is no credible benchmark, and we will show you why. The number worth measuring is cost per booking, not commission percentage.
What do NRI buyers ask that domestic buyers never do?
They ask about the exit before the entry. Every question is about control at a distance — and most sales teams can answer none of them.
Working capital for a mid-sized developer: the realistic options
70% of every receipt is ring-fenced and drawn only as fast as you build. Everything else runs on the other 30%.
RERA registration delays: what do they cost a launch?
Section 3 stops you advertising, marketing or offering to sell. Your registration date is the first day a rupee can legally be taken.
Inventory ageing: when to hold, and when to cut
On the day the completion certificate is issued, unsold stock triggers a proportionate ITC reversal — and becomes GST-free to the buyer. Both belong in the decision.
Land aggregation and title: what actually kills a deal at diligence?
An aggregation dies on its smallest parcel. PTCL, section 79B — still in force for companies — drain buffers, and a notification nobody searched for.
Layout approvals in Karnataka: the sequence, and where projects stall
Conversion 3–6 months, change of land use 6–9, and between 5 and 23 NOCs. The costliest mistake is the authority, not the rejection.
Raising project capital: what does an investor ask first?
Not about your project. About how they get repaid when sales run 40% behind your model. Plus what SWAMIH is actually for.
How do you price a launch in an oversupplied micro-market?
₹7,450 in Electronic City, ₹11,560 on Sarjapur Road, same quarter. The citywide average describes no actual project.
Selling to NRI buyers: what should a developer have ready first?
NRI bookings rarely fail on price. They fail three months later on a power of attorney that was only notarised abroad.
Discount or reposition — which one actually moves inventory?
A 5% cut on a hundred units looks like a ₹3.9 crore decision. Counting the units it reprices that you have not sold yet, it is closer to ₹9 crore.
What should a sales mandate agreement contain?
Twelve clauses. Most agreements cover four. The commission rate is the least important number in the document — the base and the trigger decide more.
What is my Bengaluru land worth to a developer?
Not the guidance value, and not what the neighbour got. Developers work backwards from what can be built — and road width decides more than location.
Why isn’t my project selling — and why is it usually not the price?
Bengaluru launched 21,700 units against 15,300 sold in a quarter, and 43% of them sit in one ticket band. Cutting price treats the variable that is already competitive.
Joint development: area share or revenue share for the landowner?
You will argue about 45:55 for three months and sign the power of attorney in an afternoon. Plus the tax provision that defers your entire capital gain to completion.
What changes when an NRI moves back to India?
Two to three years of RNOR, when your foreign income stays outside the Indian net — and the repatriation limit that gets worse on return, not better.
DTAA: how does an NRI avoid paying tax twice on Indian property?
India taxes first, your country gives credit. But Form 67 filed after your return loses the claim entirely — on sequence, not substance.
NRE, NRO or FCNR — which account should you buy property from?
The account the money leaves on the day you buy quietly sets the terms of your exit, years later. It cannot be corrected afterwards.
How is an NRI’s rental income from India taxed?
31.2% is withheld on your gross rent. You probably owe far less — and it comes back only if you file.
Plot, apartment or commercial — which suits an NRI?
Plots appreciate hardest and pay nothing. Commercial yields most and is hardest to exit. The question is which one you can own badly and still be fine.
How do you manage a property in India from another country?
The risk is not rent default — it is an occupant you cannot remove and a property nobody looks at. Plus why Karnataka landlords cannot assume the Model Tenancy Act applies.
How does an NRI inherit or gift property in India?
You can inherit farmland you could never buy — but may only sell it to a resident. India charges no inheritance tax; your own country may charge 40%.
What does RERA actually protect a remote buyer from?
A developer who fails, and it does that well. Not a bad price, not a weak market, not title — and it cannot make an insolvent builder build.
Can an NRI get a home loan in India, and what does it cost?
7.15–8.75%, a shorter tenure than a resident gets, and the account you pay the EMI from decides what you can take out of India when you sell.
How we are paid, what we refuse, and where a person still decides
Before you engage anyone: who is paying them, whether a guaranteed return is ever real, and who is accountable for the advice you act on.
The Bengaluru property dictionary
The terms a seller assumes you know. Khata and B-Khata, undivided share, DC conversion, carpet against super built-up, and who actually approves what.
Which countries can Indians and NRIs buy property in — and where is it worth it?
India barely restricts you; fifteen destinations do. Plus the US estate tax threshold of $60,000 that Indians never see coming, and why two European golden visas no longer take property money.
How do you actually start building wealth through real estate?
Rent is not the engine — it covers 30% of a typical EMI. Leverage, time and entry price are. With the ten-year arithmetic, including the year it goes flat.
Exclusive, semi-exclusive or open mandate
Not who sells better — who can justify investing in your project. And why exclusive without targets is worse than open.
Repatriating sale proceeds, step by step
The USD 1 million cap, the two-property exception most sellers never hear about, and the order the forms have to be done in.
Gross yield or net yield: which should you compare?
A 3.6% gross yield is 1.98% after costs and tax — and 1.59% if you pay the maintenance. Every rupee of the gap is predictable before you buy.
Whitefield appreciated 14%. Is it too late to buy?
Three published prices for the same locality, 35% apart. Which one you were shown decides whether that number means anything.
Power of attorney for an NRI purchase
Special not general, apostille or consulate, and a three-month stamping clock that starts when the courier lands. Start it six weeks before you need it.
What a sales mandate is, and how it differs from a channel partner
One is distribution, the other is accountability — and they are not alternatives. Plus the RERA registration point that decides who may legally advertise your project.
What Bengaluru’s guidance value revision actually costs you
Less than you think — but the registration fee quietly doubled to 2% in August 2025, and that one hits every transaction in the state.
Bengaluru or Dubai, honestly
Dubai yields twice as much — but its rents just fell 6.2% in a quarter, and “zero tax” is only zero if you are non-resident. The comparison nobody selling inventory will write.
What Bengaluru’s unsold inventory means if you are launching now
79,180 units and rising 34% a year — but fifteen months of overhang is not a glut. The problem is velocity, and it is concentrated in one price band.
TDS when an NRI sells property in India, and how Form 13 reduces it
Tax is withheld on your whole sale value, not your gain. On a ₹1.5 crore sale that is ₹13 lakh locked up unnecessarily — and the fix only works before completion.
Can an NRI buy property in India — and what can’t you?
Residential and commercial, freely. Agricultural land, never — and the two rules almost no guide mentions: the lifetime two-property repatriation limit, and who you may sell inherited farmland to.
e-Khata explained: what changed, and why your registration now depends on it
The draft record the portal generated for you is not an e-Khata. What the difference costs, how to verify one, and where the published fee guidance contradicts itself.
What is a real estate family office, and when does a portfolio need one?
Property is the asset class family offices manage worst — illiquid, local, and usually left to whoever sold it. What changes when it is run as a portfolio instead.
Nothing in that filter yet.
