Run the numbers yourself.
What a loan really costs you each month. What a purchase costs once the duty and fees are in. What a plot can carry. What a sale actually leaves you with. Nothing is stored, and nothing asks for your email.

Home loan EMI
What the loan actually costs you each month, and what you pay in interest over its life.
Assumes a fixed rate and equal monthly instalments. Floating-rate loans reprice; your bank’s sanctioned rate, processing fee and insurance are not included here.
All-in cost of buying in Karnataka
The sticker price is not the price. Stamp duty, cess, surcharge, registration and GST are what actually leave your account.
Rates applied: stamp duty 2% below ₹20L, 3% from ₹20–45L, 5% above ₹45L; cess 10% of stamp duty; surcharge 2% urban / 3% rural of stamp duty; registration 2% of value — doubled from 1% with effect from 31 August 2025, the first revision since 2003. GST 5% on under-construction, 1% on affordable, nil on ready property with an occupancy certificate. Duty is charged on the higher of the sale price or the guidance value, so enter whichever is greater. Confirm the current rates on the Kaveri portal before you budget.
Rental yield, gross against net
Gross yield is the number you are shown. Net yield is the number you actually earn.
Net yield here is income after running costs, before income tax and before any loan interest. It does not include appreciation.
Land area converter
Guntha, cent, acre, ground and the metric units, converted at once. Enter any one.
Conversions: 1 acre = 43,560 sq ft = 40 guntha = 100 cents. 1 guntha = 1,089 sq ft. 1 cent = 435.6 sq ft. 1 ground = 2,400 sq ft. 1 sq m = 10.7639 sq ft. Bigha is deliberately excluded — it varies by state and is not used in Karnataka records.
Buildable area
What a parcel can carry, before anyone puts a proposal in front of you.
FAR and ground coverage in Bengaluru depend on the zone, plot size and the width of the abutting road. Take the figures from the sanctioned zoning regulations for your survey number, not from a rule of thumb.
Joint development share
What an area share or a revenue share is actually worth to the landowner.
Indicative only. A joint development agreement turns on far more than the split: who carries approval risk, the timeline and penalties, what happens if the developer stalls, and how the refundable deposit is secured. The percentage is the least important clause in the document.
NRI sale, TDS and repatriation
The gap between tax on your gain and TDS on your whole sale value — and what a lower-deduction certificate is worth.
Long-term gains on property held over 24 months are taxed at 12.5% without indexation, plus surcharge and 4% cess. Surcharge on capital gains is capped at 15% — the higher 25% and 37% bands do not apply to this income, so the effective ceiling is about 14.95%. TDS is deducted on the whole sale value, not the gain, unless a lower-deduction certificate under Section 197 is obtained before the sale completes. Repatriation from an NRO account is capped at USD 1 million per financial year and needs Forms 15CA and 15CB. This is an estimate, not tax advice — confirm with a qualified professional.
